Why boiler checks are a needed fall tradition

Fall checkups aren’t just for furnaces. Boilers are special pieces of equipment that also must be maintained.

Eyman has vast experience in boiler maintenance. Their boiler Service & Installation manager has 30-plus years in the field and a Master Steamfitters license.

Comfort is the priority

The first thing your Eyman service technician asks is whether there were any boiler issues in the past year. He’ll particularly want to know whether the boiler kept your house comfortable.

Then he checks for obvious issues like leaking pipes, whether the flue is secure and any signs of improper operation like char from a flame rollout.

Each boiler type also is checked for three potential problems:

For steam boilers:

  • Plugged pressuretrol manifolds
  • Dirty burners
  • Neglected weekly blowdowns

For hot water boilers:

  • Low water pressure
  • Waterlogged expansion tanks
  • Dirty burners

Different boilers get different maintenance

Steam and water boilers require different kinds of care. Here’s what Eyman does to ensure your boiler operates efficiently:

For steam boilers:

  • Drain and flush boiler
  • Clean gauge glass
  • Pull and clean burners
  • Look at flame sensors, refill boiler and fire it up
  • Check all safety controls, including low water cut-offs, pressuretrols and proper draft
  • Calibrate thermostat
  • Review necessary weekly blowdown process with owner
  • Answer questions

For hot water boilers:

  • Pull and clean burners
  • Inspect flame sensors
  • Drain expansion tank or ensure bladder pressure for bladder-type expansion tanks
  • Check oil pump
  • Inspect safety controls like aquastats and low water cut-offs
  • Ensure good chimney draft
  • Check thermostat calibration
  • Fill and bleed radiator system
  • Answer customer questions and review process

Busy time for boiler checks

October is the busiest month for boiler “start ups.” For a regular service check, an Eyman technician arrives within a few days.
